Terms & Conditions

Please take a moment to read our Terms & Conditions carefully

 

BOOKINGS & PAYMENT

When making a booking though our booking website page, your booking will be confirmed on:

  • Receipt of  25% deposit for all bookings with a check-in date of more than 6 weeks until date of arrival

  • Receipt of full payment for bookings with a check-in date of less than 6 weeks until date of arrival

You can call us on +44 (0)1892 750090 between the hours of 9am and 5pm Monday to Friday. 

 

If you email us, we will endeavour to get back to you within 24 hours. Please note, however, the best way to secure your dates is to use our website booking page.

Once payment has been received, we will send you a booking confirmation by email. Please check this carefully and let us know if anything is incorrect straight away.

 

Please note that where a deposit has been paid, the full balance will be taken from the same card used for the deposit payment automatically 6 weeks prior to your check-in date. Please advise us beforehand if you would like to use a different payment method.

 

If the automated balance payment does not go through successfully, due to a problem with the card, we will contact you to arrange an alternative payment. If we have been unable to reach you after 3 days of the balance due date, then with regret, we may cancel your booking.

 

VAT is included in the advertised booking price.

CANCELLATION & AMENDMENT BY YOU​

Please inform us by email of any cancellation or amendment request. If you cancel your booking more than 6 weeks ahead of your arrival date, we will refund you your deposit as well as any balance paid in full.

If you cancel your booking within 6 weeks of your arrival date unfortunately both your deposit and remaining balance paid will be non-refundable.

We will try to fulfil any amendment requests to your booking but this will be subject to availability and our ability to re-sell initial dates. Please note that additional charges may apply. If we are unable to agree a suitable alternative, we will have to treat it the amendment as a cancellation.

CANCELLATION & AMENDMENT BY US

In exceptional circumstances it may be necessary for us to cancel or amend your booking. If this is the case, we will inform you as soon as reasonably possible and will try to reschedule your booking. If no agreeable alternative date is available, we will refund you in full for any monies paid to us. Unfortunately we can accept no further liabilities.

INFORMATION & ACCURACY

The information and prices shown on our website are amended from time to time. We ask that you check all the details are as you expect prior to making a booking. It is always possible that, despite our best efforts, we may have incorrectly described and/or priced the treehouse. If we discover this is the case after you have made a booking, we reserve the right to contact you with the correct information and/or pricing and will b=give you the option to:

  1. Proceed with the booking based on the correct information and/or pricing, which may require the payment of an additional amount by you;
    OR

  2. Subject to availability, change your booking dates to dates when the pricing can be honoured and so no additional charge by you. In the event that a lower price can be offered for alternative dates then the difference would be refunded;
    OR

  3. Cancel the booking. If we do not receive your instructions within 5 days of contacting you, we reserve the right to cancel your booking without liability to you.

PETS

 

We are really sorry but we do not accept pets at Bensfield Treehouse.

 

SMOKING

Bensfield Treehouse is a non-smoking property.

 

NOISE & PRIVACY

Please respect the surrounding properties with regards to noise and privacy. We have a strict no-drone policy on the property. We reserve the right to ask you to leave with immediate effect, if you do not comply with these requests. In this event, you will not be eligible for any refund.

 

SPECIAL REQUESTS

If you have any special requests, please let us know at the time of booking or as early as possible before your stay. We will try to accommodate your requests, however, we cannot guarantee that this will always be possible and we will have no liability to you if we are unable to meet your requirements.

 

MAXIMUM NUMBERS

Benfield Treehouse can accommodate a maximum of 2 overnight guests. Daytime visitors are welcome (maximum of 6). Unfortunately no children under the age of 12 are allowed. We reserve the right to refuse admittance or cancel a booking if these conditions are not observed, in which case, our cancellation policy will come into effect.

CHECK IN TIMES

Check in is from 3pm

Check out is before 11am

Should you require an earlier check in or a later check out, please do contact us ahead of time and we will do our best to accommodate your request. Unfortunately earlier check in's and late check out's cannot be guaranteed.

 

YOUR RESPONSIBILITIES

​We appreciate that breakages and accidental damage happens from time to time. Please let us know so that we are able to fix or replace items promptly. Whilst staying at Bensfield Treehouse, please treat our treehouse and the surrounding countryside and neighbours with due respect. If any guests behave inappropriately or improperly, or illegally, we reserve the right to ask the guest and their party to leave before the end of the booked stay in the treehouse and/or refuse any future bookings from you. In this event, you will not be eligible for any refund.​

OUR RESPONSIBILITIES

We are not responsible for anything that adversely affects your holiday due to events which are outside of our control (i.e. that we could not, even with due care, have foreseen or avoided). Such circumstances include (but are not limited to) pandemics, war, civil unrest, industrial action, terrorist activity, natural disaster, fire, adverse weather conditions and power cuts. We will endeavour to manage any problems caused as a result of such an event but shall not be liable to you for any losses caused by such event.

YOUR SAFETY

We want our guests to experience the countryside surrounding Bensfield Treehouse safely. Therefore we ask all visitors to be alert and vigilant to all potential risks. Given the rough terrain and our wish to leave much of the surrounding woodlands in their natural state, we request that guests stick to the public footpaths. We cannot accept responsibility for any damage, injury or inconvenience caused by the terrain, plants or wildlife within the surrounding woodland.
